What happens if real estate sale is not recorded at the courthouse and I buy and record my sale?

Scenario
A sells B property in Florida neither party records sale at courthouse
B signs easement on property to C
A sells a block of properties with a Quitclaim to D
D records sale at the courthouse
D does not know anything about easement at time of recording as the easement was never attached to the property; because county had no record of B owing the property.
Is easement enforcable

The easement is not enforceable because it is not part of the public record. The only way it would be enforceable is if C can prove that D had “actual knowledge” of the easement.
